This study aims to assess the impact of proximity to a nuclear power plant and distance to the ocean on property prices in Östhammar municipality. The municipality is located along the Baltic Sea's east coast and is home to Forsmark's nuclear power plant. By examining the relationships between the dependent variable, property prices, and the independent variables for the distance to Forsmark and distance to the Ocean for each sold property between the years of 2017 to 2022.
